Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
The Sophia offers lease terms from 7-15 months for their unfurnished villas. For a 7–11-month lease term, there is a $200 premium added onto the monthly base rent. Lease terms from 12-15 months do not have this fee.
Tenants are responsible for water/sewer, electricity, and renter's insurance. You will need to set up your own Florida Power & Light (FPL) account and provide the account number to the building management. Water and sewer will be billed through the building management and added to your rent statement. Internet service is included in the convenience technology package for $150/month.
Rent is due on the 1st of every month. Late fees are charged the 6th of each month. Electronic payments only. Checking account, debit card, credit card, personal checks through your Thompson Thrift app only.
Yes, a security deposit is required, and it ranges from $300 to a full month's rent depending on the screening. The security deposit is refundable. However, it may not be refunded if there are damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations.
Yes, there are a few additional mandatory fees: 1. Application Fee: There is a non-refundable $85 application processing fee required for each applicant. 2. Administration Fee: A $200 administration fee is due at application. 3. Convenience Technology Package: This package costs $150/month and includes internet service, Smart Rent keyless entry, remote access to lights and thermostats, preventative pest control services, and door-to-door trash pick-up.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Policies and Rules
Yes, renters' insurance is required by the property.
Any persons not listed on lease must not stay in apartment more than 7 days without prior written consent.
Yes, pets are allowed! We are a pet-friendly community and allow dogs and cats with no breed or weight restrictions. There is a limit of 2 pets per household. There is a $25/month pet fee per pet, plus a $300 pet fee per pet. However, there are no fees associated with service or support animals, including Emotional Support Animals (ESA), once proper documentation such as an ESA letter is provided.
Your lease agreement requires a written 60-day advance notice.
Lease break fees are determined upon lease signing. Options can be either 2 months’ rent or being responsible for the remainer of the lease term. |
Amenities and Services
Our amenities are included and encouraged to be utilized by our residents. Some of these amenities include - clubhouse, fitness center, pool, spa, grills, dog park, pet spa, pickleball courts.
Yes, there is additional parking available for guests. The parking lot is open and unassigned, so guests can park without any extra cost.
Yes, our on-site maintenance staff is available Monday through Friday 8:00am-6:00pm. For emergency maintenance call 855-944-6525, #4 leave detailed message with name, apartment address, phone number and reason for call.
Yes, our community offers EV charging stations. Selected detached garages have a charging station available for $125/month.
Property Details
While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.
All our available apartments come fully equipped with state-of-the-art appliances.
Designed to take your lifestyle to new heights, our one-, two-, or three-bedroom villas in Venice, FL feature expertly designed floor plans.
Residents can submit a service request through the Thompson Thrift app, and by calling or emailing the leasing office. Our current average requests are addressed within 4 business days.
For making modifications to the unit, you must speak with leasing staff and submit a reasonable accommodations form.
